
Terms and Conditions
These Booking Terms and Conditions apply to all reservations made for Makeney Holidays, including stays at The Gate House.
By paying a deposit or making full payment, the lead guest confirms that they have read, understood and accepted these Terms and Conditions on behalf of all members of their party.
1. Definitions

We / Us / Our means Makeney Holidays Limited, acting as booking agent for the property owner.

Property Owner means the legal owner of the holiday accommodation.

Lead Guest means the person making the booking.
-
Guests means all persons staying at the property.
-
Property means the holiday accommodation booked.
-
Good Housekeeping Deposit means the refundable security deposit currently set at £250.

2. Booking and Contract Formation
A binding contract is formed when:
-
We receive your completed booking;
-
We receive the required deposit (or full payment where applicable); and
-
We issue written confirmation of your booking.
The Lead Guest must be at least 18 years old and is responsible for the conduct of all Guests.
3. Payment Terms
Deposit
A non-refundable deposit of 20% of the total booking cost is required to secure your reservation.
Balance Payment
The remaining balance must be paid no later than 8 weeks before arrival.
Bookings Made Within 8 Weeks of Arrival
If the booking is made less than 8 weeks before arrival, full payment is required immediately.
Security Deposit
A refundable Good Housekeeping Deposit of £250 is payable in accordance with the booking terms and may be used to cover damage, missing items, excessive cleaning, or other losses caused by Guests.
4. Cancellation Policy
Cancellation More Than 8 Weeks Before Arrival
The deposit is non-refundable, but no further payment is due.
Cancellation Within 8 Weeks of Arrival
The full booking amount remains payable.
If we are able to re-let the Property for the same period and at the same rate, we will refund the monies paid, less the non-refundable deposit and any administrative costs reasonably incurred.
We strongly recommend that all Guests take out comprehensive travel insurance.
5. Changes by Us
In the unlikely event that we need to make a significant change to your booking, we will inform you as soon as possible and offer either:

A suitable alternative property (if available), or
-
A full refund of monies paid.
Our liability is limited to the amount paid for the booking.
6. Occupancy and Visitors
The maximum occupancy of the Property is 18 Guests unless otherwise agreed in writing.
Only registered Guests are permitted at the Property. Visitors who are not included in the booking are not permitted without our prior written approval.
If the number of people at the Property exceeds the agreed occupancy, we reserve the right to:

Refuse entry;

Terminate the booking without refund; and/or
-
Charge for any resulting losses or additional costs.
7. Permitted Use
The Property is provided for holiday accommodation only.
Permitted gatherings include:
-
Family celebrations
-
Birthday gatherings
-
Hen parties
-
Corporate retreats
The following are not permitted:
-
Stag parties
-
Mixed groups aged 18–30 (unless agreed in writing)
-
Large external events
-
Live bands
-
DJs, decks, or substantial disco equipment.
8. Noise and Quiet Hours
The Property is located in a private residential area.
Guests must:
-
Keep noise to a respectful level at all times;
-
Keep all music indoors;
-
Turn all music off by 11:00 PM;
-
Avoid disturbing neighbours.
If complaints are received, we may:
-
Issue a warning;
-
Require immediate reduction in noise;
-
Retain part or all of the security deposit to cover resulting costs; and/or
-
Terminate the stay without refund.
9. Access During Your Stay
We and our authorised representatives may access the Property on reasonable notice for:
-
Maintenance and repairs;
-
Safety inspections;
-
Pool and hot tub chemical checks;
-
Emergency situations.
10. Pets
Pets are permitted only with prior agreement.
Pets must:
-
Not be left unattended;
-
Not be allowed on beds or furniture;
-
Not foul the grounds.
Reasonable charges may be made for additional cleaning, damage, or waste removal.
11. Care of the Property
Guests agree to:
-
Keep the Property and all contents in a clean and tidy condition;
-
Use all equipment responsibly;
-
Report any breakages or issues promptly;
-
Leave the Property in a reasonable condition.
Accidental damage should be reported as soon as possible.
Reasonable charges may be applied for:
-
Damage to the Property;
-
Missing items;
-
Excessive cleaning;
-
Specialist cleaning;
-
Repair or replacement costs.
12. Kitchen Inventory
The kitchen is fully equipped with cookware, utensils, crockery, glassware and serving items.
A detailed inventory is checked after every stay. Missing or damaged items beyond normal wear and tear may be charged at replacement cost.
13. Pool, Hot Tub and BBQ
Guests must follow all instructions provided in the Property guide.
Guests must not:
-
Alter pool or hot tub temperature settings;
-
Unscrew hot tub jets;
-
Remove headrests;
-
Leave the BBQ dirty;
-
Leave the BBQ gas turned on.
Reasonable charges may be made for cleaning, repairs, call-outs, or damage caused by misuse.
14. Smoking
Smoking and vaping are strictly prohibited inside the Property.
Please dispose of cigarette ends responsibly outside.
Reasonable charges may be applied for:
-
Specialist odour removal;
-
Deep cleaning;
-
Disposal of cigarette butts;
-
Damage caused by smoking.
15. Security Deposit Deductions
The Good Housekeeping Deposit may be used to cover reasonable costs arising from, including but not limited to:
-
Additional cleaning;
-
Damage or breakages;
-
Missing items;
-
Waste removal;
-
Specialist cleaning;
-
Pool or hot tub misuse;
-
BBQ cleaning;
-
Smoking-related cleaning;
-
Late check-out.
Where costs exceed the deposit amount, we reserve the right to recover the additional amount from the Lead Guest.
16. Typical Additional Charges
The following are examples of charges that may apply where additional work is required:

Pool or hot tub temperature altered - Up to full deposit
Broken glass in pool/hot tub area - Up to full deposit
Glitter confetti cleanup - £50
Late checkout (where it affects cleaning schedule) - Reasonable additional costs
These figures are illustrative. Actual charges will reflect the reasonable cost incurred.
17. Liability
Guests are responsible for their own personal belongings.
Nothing in these Terms excludes or limits liability for death or personal injury caused by negligence, fraud, or any liability that cannot be excluded by law.
18. Right to Terminate
We may terminate the booking immediately and without refund if Guests:

Breach these Terms;
-
Cause excessive noise or nuisance;
-
Damage the Property;
-
Exceed occupancy limits;
-
Engage in unlawful or unsafe behaviour.
19. Governing Law
These Terms are governed by the laws of United Kingdom, and the courts of England and Wales shall have exclusive jurisdiction.
20. Acceptance
Payment of the deposit or full booking amount confirms acceptance of these Terms and Conditions by the Lead Guest on behalf of all Guests.
